We require an application to be filled out by each person who will be living in the apartment. We also require at least one year’s worth of rental history, current income and good credit. - Q: What if more than one person wants the apartment I am applying for? A: If all applications have been approved, the apartment will be rented to the person who turned in their application and provided their security deposit in the form of a cashier’s check or money order first.
- Q: How much is the security deposit? A: The security deposit is equal to one month’s rent and will be returned in full upon move-out provided that no damage has been done to the unit and it has been sufficiently cleaned. Security deposits must be paid with either a cashier’s check, or a money order.
- Q: Do you offer short term rentals? A: No, all of our rental properties require a one year lease.
- Q:How do I pay my rent? A: Rent is due on the first day of each month in the form of one check, cash is not accepted as a form of rent payment. Any rent paid after the fifth of the month is considered late and will be charged $20. Rent may be paid by mail, dropped into the drop box at our office, or on our website.
- Q: How much are utilities? A: The costs of electricity and gas vary by individual usage and by season (winter vs. summer). Call utility providers for more information about average prices. The average cost per person for water is about $15 – $20 per month.
- Q: Do I need renters insurance? A: Renters insurance is not required. However, if you are interested in learning more about renters insurance.
- Q: Is parking available? A: Parking is available at certain units. For units where parking is not available, we may offer tenants the option to rent space in one of our nearby parking lots (contingent on availability).
- Q: Is on-site laundry available? A: Coin-operated washers and dryers are available in certain buildings. Washer/dryer hookups are available in some of our larger rental units, check listings for details.
- Q: Do you allow pets? A: NO FERRETS. Dogs are not allowed in any of our Burlington units. One cat per unit is allowed with a standard deposit of $250, and any other small pets must be approved.
- Q: Are snow and trash removal included in my rent? A: Yes, with a few exceptions, Hinsdale Properties provides snow removal, trash removal, and lawn care services, all of which are included in your monthly rent.
- Q: What do I do when my lease is up? A: You will be given written reminders 90 days and 60 days from the end of your lease agreement. If you choose not to renew your lease agreement, you must give Hinsdale Properties at least 60 days’ notice.
